GUEST STAY TERMS AND CONDITIONS

Check-In and Check-Out Times

· Check-in time is after 3 PM and check-out is by 10 AM. Please inform us in advance if you need flexibility with these times.

· The beds will be configured as follows:

Main Apartment: 1 King Bed (Double Bedroom), and 1 King Bed and 1 Single (Triple Room).

Rear Apartment: 1 King Bed (Double Bedroom) and 2 Singles (Twin Room).

Downstairs Apartment: 1 King Bed and 1 Single (Triple Room), 2 Single Beds in Lounge.

Property Regulations

· Smoking: No smoking is permitted anywhere inside the property. If you need to smoke, please do so outside and dispose of the cigarette butts responsibly.

· Pets: We love animals, but due to potential allergies of future guests, no pets are allowed on the property.

· Noise Levels: Please respect our neighbours and keep noise levels down, especially between 10PM and 7AM; no events or parties allowed.

· Occupancy: Only the number of guests stated in your booking are allowed to stay overnight.

· Illegal Activities: No illegal activities are allowed on the property and may result in immediate eviction without refund.

· Subletting: The guest does not have the right to sublet the premises or conduct commercial activity.

· Parties: We respectfully ask our guests to refrain from hosting parties during your stay. However, we understand the appeal of hosting small-scale events, and offer a professional events service to cater for this need. If interested, please get in touch in advance to discuss.

Damages and Maintenance

· Damage: Any damage to the property or its contents should be reported immediately. Guests may be charged for repair or replacement costs.

· Guests are responsible for any harm or damage caused on the property.

· Keys: Please keep the property keys safe. Lost keys will be charged to the guest.

Cleanliness and Waste Disposal

· Cleaning: While a professional cleaning service will clean the property after your departure, guests are required to leave the property tidy and clean up any spills or messes that occur during your stay.

· Garbage Disposal: As part of our dedication to sustainability, please responsibly separate your rubbish using the designated bins. A fee may be imposed for non-separation to cover costs of proper sorting and disposal of mixed waste.

Safety and Security

· Liability: The property manager is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities or loss of personal belongings. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

· Before leaving the lodge, guests are responsible for ensuring all doors and windows are securely closed, latched, and locked to maintain security.

Pool Safety

It is important to note that Tipani Lodge cannot be held responsibility for any accidents, injuries, or unfortunate incidents that may occur in or around the pool area. Please note that the pool is not child-proof. Guests travelling with children must supervise them at all times. Clear pool rules are posted and it is essential for all guests to follow these guidelines to ensure a safe and enjoyable experience.

Security Bond

· Security Bond: To finalise the booking, the guest agrees to pay a security bond of NZ$500 to be placed as a temporary hold. This is a standard procedure to cover incidental damages, lost keys, additional cleaning costs, and the like, that might arise during your stay. Once your stay concludes and the property is inspected, this hold will be lifted. If the property remains in the condition as on arrival, there will be no charges made.

Additional Notes:

· Violation of house rules/guest stay terms and conditions may result in additional changes or termination of stay.

· We strongly encourage all guests to purchase travel insurance to protect themselves against unforeseen circumstances.

· These terms and conditions should be governed and subject to the laws in the jurisdiction of the Cook Islands.
